At the last Board meeting the topic of inspecting the attics was raised. Homeowners expressed a desire to have all the attics inspected. The meeting attendees felt it was especially important because we did have water intrusion in four homes. Beginning November 1st our insurance adjusters will be inspecting the outer roofs. Subsequently, date yet to be determined, they will come and inspect all 104 attics. It is imperative that the Association have access to the attics. Once the date is confirmed, Thomas will post it on the website so that owners know when access is required. Please ensure that you stay informed by checking the website and your email for information about this process.

There was also discussion about “receivership” and what it means. We will be electing new officers to the Board at our annual meeting on January 17th. Some current Board members will not seek re-election leaving Board vacancies. It is imperative that we seat a Board of at least 3 members. If we cannot seat a Board, the State will take over and they will appoint a Manager to the property. We will have to pay the hourly wages of this Manager and the community will have no say in how business is conducted. This process is known as “receivership.” Having this type of management is not good for the community or condo real estate; and is much more costly.
Each of you should consider whether you are able to run and serve the community by being on the Condo Board. Serving on the Board gives you the opportunity to learn about the community, the regulations that govern the community and Collier County, and provides an opportunity to meet your neighbors. The time it takes to serve as a Board member depends on the number of members of the Board. If you are considering running for the Board, please feel free to contact any current Board member to discuss the tasks, challenges, and rewards you might face working on the Board.
Watch your mail for information from GRS about the Annual Meeting and the process for running for the Board. It is as simple as notifying GRS of your intent to run.
