In an effort to stop the misinformation and inaccuracies circulating on the “Next Door Neighbor” website regarding the Oak Tree Removal Project, I’d like to offer the residents of Marbella Lakes some insight and an opportunity to be informed of the factual information of the project.
The “Next Door” site is viewed by many communities throughout Naples and it has become a venue for conveying personal opinions and inaccuracies in an unpleasant and accusatory fashion, including our community Oak Tree Removal Project. In my opinion, when other communities residents view the sum of these postings, as they often do, Marbella Lakes could easily be viewed as a community with numerous angry neighbors and unfriendly place to call home as a result of the manner in which some residents choose to articulate their opinions.
To those who choose to post in this negative fashion, please take the time to read the Meeting Minutes, that are always available to those that do or don’t attend meetings, and avail yourselves of the facts before you make slanderous statements.
The Marbella Lakes Board of Directors holds meetings and votes as required under the Florida Statue 720. Meeting Minutes are, and have always been, available to any owner by simply asking our Property Manager for a copy or going on our Official Website to view them. To clarify, Statue 720 does not require posting of minutes on our Website as the petition being circulated implies. The minutes are posted on the website for the convenience of residents. The Petition being circulated is full of inaccuracies and accusations and is damaging to our home values and Community.
The Board held one (1) Special Meeting on July 31st, 2018 at 9:00 am, all other meetings have been in the evening, to further correct an untrue statement. I urge any resident signing this Petition to step back and make certain what you are hearing, reading and being asked to sign are actually factual and not the rantings of one or more disgruntled residents.
It’s important to remember that should any resident have a question or concern there has always been the ability to communicate with the Board through the Marbella Website or by the email address openly listed on our community website. The “Next Door” site is not something the Board participates in.
So, here are the FACTS and they are reflected in the Minutes of many meetings over the years. The Oak Tree Project has been an ongoing project for over four (4) years with Collier County. Of the $100,000.00 settlement the Association received from GL Homes, it has been necessary to spend thousands of those dollars in fees for the PUD Amendment process including engineering, landscape architect, county fees, etc. The theory being circulated that the Board has not discussed replacing trees or doesn’t have a “plan” it’s utter falsehood. I urge you to read the minutes of the April 24, 2018 and July 31, 2018 meeting, attached to this post, as the Board discussed and ultimately voted to approach a project of this size in phases. Phase I was removal of street trees and replacing sod. This phase also includes replacement of street trees in front of the Condominium buildings as they do not have the “green” coverage of the single family homes. Phase II will be to evaluate the communities desire and financial willingness to replace the street trees in the single family homes. It’s important to remember many single family owners are opposed to replacing the street trees and we need to consider all options carefully. It is our duty as a governing Board to ensure we not only act prudently with community funds, but also obtain the most advantageous pricing we can for all projects. All five Board members take our fiscal responsibilities very seriously.
We are an elected Board of five Owner Residents, all of whom unanimously voted to approve this project. No one member had control over this or any other project. All five members fully agreed and voted accordingly with Phase I of the Oak Tree Project. Additionally, we are all also in agreement with the second phase of the project, which will include community involvement via a survey of residents to determine our next step. It’s also important to remind everyone that when the amended PUD was finally received from Collier County, the community was not required to replace any tree exclusively in front of the Single Family homes. The Board is fully aware and respects that we have many different opinions and will strongly consider all of our options with emphasis being placed on the forthcoming survey results.
For those of you that do attend meetings on many occasions and participate in our community in a positive fashion, thank you. Marbella Lakes is a wonderful place to live but it takes everyone’s cooperation and understanding that we live in a PUD Community with Documents we all must adhere to.
