Condo Mailing – Please Turn in Your Proxy
Everyone should have received the mailing for the condo’s regarding an amendment change for Marbella Lakes Condo Association.
PLEASE RETURN YOUR VOTE AS SOON AS POSSIBLE. If you have any questions or did not receive a letter, please contact Kymberly Bill, Property Manager or any Board Member.
FOR EVERY VOTE WE RECEIVE BACK, THE CONDO OWNER NAME WILL BE ENTERED IN A DRAWING FOR A $100.00 VISA GIFT CARD.
Every owner that turns in their Proxy (except Board Members) will be entered in a drawing for a $100.00 Visa gift card. If we reach the percentage number of returns needed and achieved, we will draw a name to win a gift card.

Notice of Special Meeting
September 10, 2019
5:00 pm, Clubhouse
The only business to be conducted at the meeting will be voting whether or not to approve an amendment to the Declaration of Condominium in order to prohibit new unit owners from leasing their unit for at least thirty-six (36) months.
It is not necessary for you to attend the meeting in person. Although you are welcome to attend. However, it is very important that your vote by proxy be received. If you need a proxy form, please email firstname.lastname@example.org
Pressure Washing Driveways & Sidewalks
Schedule – Please make note of the date for your street
On Monday, September 9th, we will begin pressure washing the driveways and sidewalks for the condo’s and single family homes. They will begin at the condo’s on Monday.
Monday – Buildings 6552, 6548, 6544, 6540, 6536, 6532
Tuesday – Buildings 6553, 6549, 6545, 6541, 6537, 6533
Wednesday – Buildings 6505, 6509, 6513, 6517, 6521, 6525
Thursday – Buildings 6502, 6506, 6510, 6514, 6518, 6522, 6526
*Note: The 6665 condo buildings will be done when they work on Marbella Ln for the single family homes.
I will be sending out the schedule for pressure washing for the single family homes next week.
Mulch Application – Save the Date – 10/7/19
The mulch application for the community will begin on Monday, October 7th.
The cost of annually renewing the mulch in our community is covered in the HOA fees. The contracted cost is based on only applying mulch to the areas that were mulched as part of the standard landscape configuration. The landscaping contract has defined the amount of mulch needed to cover standard landscaping.
As some homeowners have enlarged their planting areas, additional mulch and labor are required to cover these non-standard installations. Each homeowner is responsible for the additional costs for those areas of their landscaping.
Each home will receive 14-3 cubic ft. bags per home which will cover the original front beds and the a/c unit.
Any additional mulch must be procured by the homeowner and applied at their expense.
YOU MAY PURCHASE ADDITIONAL BAGS FROM GREENSCAPES BY PLACING A WORK ORDER REQUEST DIRECTLY TO GREENSCAPES VIA THE WEBSITE. PLEASE SPECIFY HOW MANY ADDITIONAL BAGS YOU WOULD LIKE AND IF YOU WOULD LIKE IT INSTALLED OR DELIVERLY/DROP OFF ONLY.
LAY MULCH – $5.15 PER BAG
DELIVERY/DROP OFF ONLY – $3.45 PER BAG
The condo’s will receive mulch in all of the front and back plant beds.
The pruning team is currently pruning Del Mar Terrace and will be moving to Marbella Drive on the week of 9/9/19.

Any hurricane shutters that were put up on your home or condo from the preparation of Hurricane Dorian, must be removed immediately.
Per the rules and regulations, In that regard, if an owner installs removable hurricane shutters on his home during a hurricane watch or a hurricane warning and thereafter leaves his home, that owner must either (a) immediately return to his home after the hurricane watch or hurricane warning has been lifted and remove: or (b) make arrangements for another individual to remove such hurricane shutters from his home immediately after the hurricane watch or warning has been lifted.

All owners are responsible for their tenants or guest and their compliance with the rules and regulations of the community. All leases shall provide that all lessees, their family members, guest and invitees, are subject to the terms and conditions of the neighborhood documents and master documents.
No home may be rented more than four times in any twelve month period, three of such rental periods shall be for a minimum lease term of thirty days, and the fourth lease term shall be for a minimum of six months.
