COMMUNITY UPDATES/REMINDERS:

Landscaping Updates:

The pruning team is currently pruning the West Section of Marbella Lane and will be there for the week of 8-26-19.  

Notable Pruning Cutbacks for August:

Hibiscus will be reduced by 40% this month.  Fire Bush and Jatrophia will be cut back 30% this month.

 

Save the Date – Pressure Washing Schedule:

Pressure washing for the community for sidewalks and driveways will begin on September 9th.  I will be sending out a schedule when we get closer to the date.  Once completed with the sidewalks/driveways for the Condos & Single-Family homes, they will work on the common areas and the surrounding property wall.   Pressure washing of the front entrance on Livingston will begin next week. 

 

Save the Date – Mulch Application

The annual mulch application for the community will begin October 6th.  I will send more details as we get closer to the date.

 

CONDO UPDATES/INFORMATION:

Condo Mailing – Please Turn in Your Proxy

Everyone should have received the mailing for the condo’s regarding an amendment change for Marbella Lakes Condo Association. 

PLEASE RETURN YOUR VOTE AS SOON AS POSSIBLE.   If you have any questions or did not receive a letter, please contact Kymberly Bill, Property Manager or any Board Member.

FOR EVERY VOTE WE RECEIVE BACK, THE CONDO OWNER NAME WILL BE ENTERED IN A DRAWING FOR A $100.00 VISA GIFT CARD.  

Every owner that turns in their Proxy (except Board Members) will be entered in a drawing for a $100.00 Visa gift card.    If we reach the percentage number of returns needed and achieved, we will draw a name to win a gift card.

Leases/Rentals:

All tenants occupied must have current leases on file.  If there is no lease on file, all barcodes and access to the amenities will be terminated as of 9/30/19.  Please send lease renewals to:

All owners are responsible for their tenants or guest and their compliance with the rules and regulations of the community.  All leases shall provide that all lessees, their family members, guest and invitees, are subject to the terms and conditions of the neighborhood documents and master documents.

No home may be rented more than four times in any twelve month period, three of such rental periods shall be for a minimum lease term of thirty days, and the fourth lease term shall be for a minimum of six months.

 

COMMUNITY REMINDERS:

This is your weekly REMINDER, the posted SPEED LIMIT for our community is 20 MPH. Please respect our community and drive carefully.  Also, please remind guests and visitors to be mindful of the posted speed limits.  This applies to bicycle riders too, who must obey all traffic laws.
