It’s Summertime!

It’s time for a refresher regarding the Rules & Regulations For the Clubhouse & Amenities:

Clubhouse Hours

Open until 10:00 p.m.

  • All minors shall be accompanied and/or closely supervised by an adult resident.
  • Proper attire shall be worn in the Clubhouse at all times. This includes the sports court.
  • Bare feet, bare chests and swimsuits are prohibited in the Clubhouse, other than to use the locker room facilities provided that entry to and exit from the Clubhouse is through the door adjacent to the locker rooms directly accessing the pool area.
  • All belongings shall be removed from the Clubhouse when leaving. The Association is not responsible for lost or stolen items.
  • No immoral, offensive or unlawful use shall be made in the Clubhouse.
  • Absolutely no smoking is allowed in the clubhouse or recreational areas.
  • The maximum allowed guests is four per address. All guests must be accompanied by the homeowner or primary leaseholder of the address. No exceptions.


Swimming Pool Hours

Dawn to Dusk but in no event later than 9:00 p.m. 

Outdoor lights will be turned off no later than 9:00 p.m. 

  • All minors shall be accompanied and/or closely supervised by an adult resident.
  • Wheelchairs, strollers, and child waist and arm floatation devices shall be permitted in the pool area. No rafts & similar floatation devices are permitted.
  • No running, pushing, dunking, diving, rough play or foul language is permitted in the pool area.
  • No radios, cd players or portable tv’s shall be permitted without the use of headphones.
  • No glass containers or other breakable objects shall be permitted in the pool area.
  • The Jacuzzi may reach temperatures in excess of 100 degrees. All persons under the age of 18 shall be closely supervised by a resident over the age of 21. No one under the age of three is permitted in the Jacuzzi.
  • The Children’s play area may be used for children 12 and under.
  • You are responsible for cleaning up after yourself and your guests.
  • No pool chairs, tables or lounge chairs are to be “saved” for any person not present in the pool area.


Court Hours

Outdoor Basketball – 8:00 a.m.- Dusk

Indoor Basketball – 7:00 a.m. – 10:00 p.m.

Tennis Courts – 8:00 a.m. – 10:00 p.m.

-During morning hours (8:00 a.m. – 12:00 p.m.)  players shall maintain low noise levels

-Lessons shall not be given between the hours of 5 p.m. – 9 p.m.

  • All persons 14 and younger shall be accompanied and/or closely supervised by a resident owner or primary leaseholder. No exceptions!
  • No rough play or foul language permitted.
  • Proper attire and shoes must be worn. No swimsuits or bare chests shall be allowed.  Only sneakers shall be worn on the courts.  No black soled shoes.
  • No more that 4 guests per household and must be accompanied by owner or primary leaseholder. If you are found to be in excess of the four allowable guests, your guests will be told to leave. This rule pertains to all of the athletic areas, including the tennis courts.
  • The door to the sports court must remained closed. They are not to be left propped open. Failure to comply can result in a fine and suspension of privileges.

Fitness Center Hours

Daily from 5:00am to 10:00pm

  • No one under the age of 12 is permitted in the fitness center unless they are registered in a structured Association Program.
  • Resident minors under the age of 18 must be accompanied by an adult at all times in order to utilize the fitness center.
  • Use of the cardiovascular machines is limited to 30 minutes if another person is waiting.
  • Please keep the volume level on the television at a respectable level.
  • Wipe all equipment after use.
  • All guests must be accompanied by the resident or primary leaseholder.
  • Athletic shoes and shirts must be worn at all times.

Parents: Now that school is out, please monitor your children when using the clubhouse amenities.  The clubhouse is monitored by cameras and we will ask anyone about residency and age as needed.

Landscaping Updates

The pruning team is currently pruning Marbella Lane (East section)

Hedges by tennis courts and pool

New bushes (coco plum and wax myrtles) are being installed to fill in the bare areas behind the tennis court, beginning June 11th.

The Jatrophas and Hibiscus are being reduced 30-40% for seasonal cutbacks.

Mowing services will be weekly going forward until December 1st



Condo Parking

We have had numerous complaints from owners about unauthorized parking in their driveways without permission.  This is not permitted.  If you want to park in someone’s driveway (even if they are snowbirds), you must have permission from the owners of that unit.


Landscaping at Condo’s

We have identified the Buttonwood trees to be replaced which are under warranty and will be replaced in the near future. 

Greenscapes has completed the trimming at the condos and will begin selectively trimming the new trees next week.  



Hurricane Shutters 

No hurricane shutters shall cover window or door openings except during period of a hurricane watch or a hurricane warning that impacts the community.  Any removable tracks which have been installed by declarant or approved by the ARB as part of a hurricane shutter package shall not remain installed on a home other than during periods of a hurricane watch or a hurricane warning.  An owner shall remove any removable type of hurricane shutters attached to his home immediately after a hurricane watch or a hurricane warning has been lifted. 


Trash Cans

Please remember to bring in your trash containers after pick up on the day of collection. 

As a reminder, the rules state:  “Trash that is required to be placed at the front of the lot in order to be collected may be placed and kept at the curb after 5:00 pm on the day before the scheduled day of collection, but not sooner.  Any trash containers shall be removed after pick-up on the day of collection.”

Speed Limit

This is your weekly REMINDER, the posted SPEED LIMIT for our community is 20 MPH. Please respect our community and drive carefully.  Also, please remind guests and visitors to be mindful of the posted speed limits.  This applies to bicycle riders too, who must obey all traffic laws.
