Marbella Lakes Resolution for Electronic Voting

At the Special Board Meeting held on March 24, 2021, the Board of Directors approved a resolution to authorize Electronic Voting in accordance with the requirements of the Florida Statutes.  Please see attached correspondence with important information regarding electronic voting for our community. 

 

Landscaping Updates:

The pruning team will be pruning the East section of Marbella lane and will proceed to the front entrance the week of 4/12/21.

All requests for maintenance or landscaping should be submitted through the Marbella Lakes website at www.marbellalakeshoa.com to ensure your request is handled promptly.   Please do not use the Appfolio app for landscape requests.

HOA Roundtable – Monday, April 12th

There will be an HOA Roundtable Discussion held by the Board of Directors on Monday, April 12th at 10:30 am located at the Clubhouse.

Note:  The Board of Directors can hold a roundtable discussion amongst themselves without holding a board meeting as long as 48 hours notice is given to be in compliance with Florida Statutes. 

There will be no voting on items, just points of discussion amongst the board members.

Dryer Vent Cleaning – 5/3-5/13

Southwest Florida Dryer Vent Cleaning will be cleaning the dryer vents at Monterey Point beginning on Monday, May 3rd through Thursday, May 13th, 2021. Work will begin cleaning each morning at 8:30am. There will be 2 technicians cleaning at the same time. Please refer the schedule below to see when your building is scheduled. Cleaning time for each unit is expected to be 20 minutes. Prior to the technicians’ arrival, please have each owner clear the laundry area so the technician will have room to work.  Work should be completed each day by 12:00pm.

If you have left for the season, we will be scheduling another cleaning in the Fall for the buildings missed for the seasonal residents.

Condo Roof Inspections – 5/24/21:

The annual roof inspection for the condo’s will begin May 24th and will take approximately 2 weeks to complete.   More information to come, once we get closer to the date.

 

Condo Reminder – Outside of Buildings:

The owners do not own the outside of the building so nothing can be attached to the building.  No flag holders, security cameras, holes, screws or nails can be attached to them.  Please note, doorbell cameras are allowed as long as they are installed where the existing doorbell is located.  Thank you for your attention.

 

The posted SPEED LIMIT for our community is 20 MPH.  You must STOP at all Stop Signs.  Please respect our community and drive carefully.  Also, please remind guests and visitors to be mindful of the posted speed limits.  This applies to bicycle riders too, who must obey all traffic laws.
