Landscaping Updates

The pruning team is currently pruning on Marbella Drive.

Weed control application has begun this week throughout the community.

MAR Owners Association Budget Meeting for 2020 – Summary

The Marbella Lakes Owners Association meeting was held on Tuesday, November 12th @ 5:30 pm.

Gary Wruck, Treasurer went over questions and answers that were submitted prior to the meeting before going over the budget.   Gary reviewed each line item in detail and answered questions from the audience. 

After the budget review, the board unanimously approved the 2020 budget that was mailed out to all homeowners.  The 2020 quarterly fee’s will be:

Single Family Homes – $908.00 per quarter

Condominiums – $550.00 per quarter

Coupon books will be mailed out from GRS Mgt. with the new fees for 2020.

 

Fitness Equipment Committee

We are looking for a few volunteers to sit on a Fitness Equipment Committee.  We have some funds in the 2020 budget that has been allocated towards fitness equipment.  It was suggested at the recent Budget Meeting to start a small committee to review residents needs in the fitness center.  If you have an interest, please email

 

Save the Date – MAR Owners Association Annual Meeting/Election for 2020

January 23, 2020 @ 5:30 pm

The Annual Meeting Notice and Intent to Run has been mailed to all homeowners.  The Annual Meeting will be held for the purpose of electing five directors to the BOD’s to serve one (1) year term.  Three directors shall be elected by the Owners of the “Homes” and two directors shall be elected by the owners of the “Condominiums”.

Christmas Hats on Mailboxes

Santa and his Elves will be out the day after Thanksgiving to put Christmas hats on all
Marbella mailboxes. Santa is SO busy this time of year that he has requested everyone clean their mailboxes of all spiderwebs and such before he comes.  Thank you for being on the NICE list!

 

Condo Updates

Speed Bumps

As you know, four (4) speed bumps have been installed in the condo community.   At the ends of each of these speed bumps is a mailbox bank, fire hydrant or striped stakes.  This is to avoid people driving around the speed bumps onto the grass or sidewalk.

Please DO NOT remove the stakes, or tamper with the speed bumps.

These have been installed for the safety of the community.

Smoke Detector Replacement

Smoke detectors need to be replaced every 7-10 years.  If you need to replace your smoke detectors, please make sure you replace them with a smoke detector that hard wires into the system.  Battery operated detectors will not be detected if they are not hard-wired in. 

 

Document Amendment – Leasing

The amendment that was recently passed at the last Special Meeting held on 10/30/19 has been sent to the Attorney for recording.  Once the amendment has been recorded, we will let you know when the new amendment will become effective.

Leasing:

We have received some reports that some Marbella Lakes condo’s have been seen on Airbnb and VRBO sites.  Below are some reminders of the rules for leasing in the condo’s:

  • No more than four times in any twelve-month period. One of the four times that an owner may rent the home in any twelve-month period, three of such rental periods shall be for a minimum lease term of thirty days and the fourth lease term shall be for a minimum of six months.
  • All leases shall be in writing and a copy of the fully executed lease, along with the Rental Application must be submitted to GRS Management. Please allow 30 days for processing and approval prior to move in date. Rental Application forms can be found on the website.

Notice has been mailed to all homeowners and posted in the clubhouse.  The 2nd notice along with candidates & ballots will be mailed out to all residents.
