** Community Update **

Good day,

We have had several inquiries over the past few days regarding the Coupon Books for quarterly Association dues. I have confirmed with GRS that the coupons are being processed. You should receive the booklet in the mail within the next week or so due to the high volume of mail this time of year.

If you wish to make payments prior to the arrival of the Coupons, you may go to the GRS website www.GRSmgt.com and sign up for automated payments or make a one time payment.

Payments can be mailed directly as well without coupons. Be sure to make checks payable to the appropriate Association and include in the memo section of checks your Marbella Lakes Account number.

This year’s quarterly dues starting January 1st, will be …

Single Family Home Owners – $1,055.00 /qtr. Payable to Marbella Lakes HOA

Condominium Owners – $668.00 /qtr. Payable to Marbella Lakes Condo Assoc.

and – $700.00 /qtr Payable to Marbella Lakes HOA.

 

This is a slight increase over previous years’ dues so if you have an auto pay account setup. be sure to adjust the payment amount accordingly to avoid extra fees.

Checks are Payable to the appropriate Association ( HOA or Condo ) and can be mailed to :

Payments are due on the 1st of the month each quarter, but there is a 10 day grace period to allow for mailing delays etc. If you have questions regarding payments you may contact GRS Customer Service at (561) 641 8554 to help you with the process.

We do not accept payments here on site…

For Condominium Owners, the Association is working to schedule the needed bldg. repairs related to Irma. We are hopeful that work will begin in January to repair / replace roof tiles, gutters, downspouts etc. on the exterior of bldg’s. Most of the other exterior repairs have been addressed including Mail boxes, trellises, exterior lighting, shutters and landscaping issues. I will be updating the repair schedules as we receive dates from vendors.

The exterior window cleaning for Condominiums is scheduled to begin Dec. 26th and 27th. I do not have the per bldg schedule as of yet, but will post it as soon as it is provided.

My apologies to those of you who have had delays in getting your Vehicle passes issued recently. We have had several issues with the phones and internet at the Gate house which affect our ability to process the Bar codes. We should be caught up by tomorrow.

If you have exterior Holiday lighting or Decorations, please be aware that neither the Association nor the Landscapers can be held liable for damage to items placed in the service areas. They will do their best to avoid lighting and extension cords, however, they will not move items for liability reasons. If you choose to place items on the turf they will do their best to mow and trim around them which will result in areas not being serviced.

I want to remind residents that the Clubhouse Dumpster is NOT for personal use..!!

The dumpster services the Clubhouse and gatehouse and common area trash cans and we do not have the capacity to serve 490 homes. If you are found to have used the dumpster without authorization, you will be subject to fines including the expense of additional service calls for emptying the dumpster. An over flowing dumpster not only creates work for the staff but is a health hazard and can incur County Health Board fines as well. If you are leaving for season and need to dispose of trash bags, please ask a neighbor to allow you to place it in their container or make other arrangements.

You may have noticed a recent Police presence in the Community and I want to advise you all that the enforcement of traffic laws including speed limits and parking regulations on Marbella Property may occur without notice for the safety and protection of the Community. Please be mindful of the 20 MPH speed limit and obey all traffic signs.

Lastly… The recent amendment to our PUD was approved by the County. The Association is moving forward with the help of an engineering firm to develop a plan of action for removal of the street oaks. There are still several issues to be studied and requirements to be met for the Community to remain in compliance, but the Board is working to resolve these.
